AN ASSOCIATE will compare your needs and wants with what you can afford
and what is available on the market.
Certainly the most important factor is looking for a new home is cost.
Given your monthly income, can you afford the down payment and monthly
mortgage payments? Once you have decided on the price range you can afford,
your ASSOCIATE can help you with calculating the financial aspects.
THE ADVANTAGES OF A PRE-APPROVED MORTGAGE
Before you start looking for a home, your Bank can arrange your mortgage
financing. Based on your current financial situation and a satisfactory
credit review, a Pre-approved mortgage tells you:
- the amount you can borrow.
- At what interest rate.
- How much your payments will be.
Combine this information with your down payment and you can shop with
confidence for a home you know will be within your price range. When you
are ready to make an Offer, you are assured the financing is available
to you, subject to a property appraisal satisfactory to the Lender. Of
course, the final terms and mortgage amount will be based on the value
of the home you purchase.
LOCATION IS ONE VERY IMPORTANT FEATURE.
Where is the home in relation to Schools, Shopping Centers, your place
of work and other leisure and recreation facilities? Is transportation
to and from our home easy or difficult?
There are, of course, many factors which influence a sale. Look upon
the following as a check list of items which will bring you closer to
a sale. Every item on which you are unwilling or unable to make a concession
moves you further away from a sale.
- Be willing to consider offers based on CMHC terms. Government terms
give many Buyers a head start on the ability to afford a home.
- Please be gone whenever a prospective Buyer, accompanied by an ASSOCIATE,
wants to see the house and STAY gone until they are gone! Buyers need
to "try it on for size", but they can not do that as long as you are there.
- Eliminate any barrier to a free flow of traffic in the property. Such
items as bulky or extra furniture, house plants that stick into traffic
ways, toys or clothes not put away, or beds not made, etc., slow down
traffic and make rooms look smaller and darker.
- Your ASSOCIATE is on your side and won’t get paid until YOU GET RESULTS.
Advice from a professional is useless unless you take it!
- Look at the front of your house. Size it up objectively and critically
(that’s asking a LOT of any homeowner!). Ask yourself this question: If
a Buyer pulled up in front, would the appearance pull them inside?
- Make any and all recommended improvements with an eye toward neutral
marketing. (Be aware of unusual colors or styles which might clash with
a prospective Buyer’s taste).
- Be willing to consider ANY offer at anytime. Remember, you are the final
judge of what is accepted and what is not!
